Application data is not an outcome prediction

During application intake, we use Nassau County assessment records and recent comparable property sales to match the property and support internal filing preparation. We do not present a predicted dollar savings or case outcome because the eventual result cannot be known in advance.

  • Whether your assessment is reduced — and by how much — is decided solely by the Nassau County Assessment Review Commission (ARC) or, on further review, a Small Claims Assessment Review (SCAR) hearing officer. Many grievances result in no change.
  • Actual dollar savings depend on the reduction granted, applicable tax rates, and exemptions established after the grievance process. Even a successful reduction may have an uncertain tax impact.
  • Filing a grievance cannot cause ARC to raise your assessment because you grieved — but it also does not obligate ARC to lower it.

Data accuracy

Reviews rely on county records (including the Nassau County Land Records Viewer) and publicly recorded sales. Those sources can be incomplete, delayed, or contain errors. Records labeled “pending official verification” use preliminary data that has not yet been confirmed against live county records; we verify parcel identity, assessment, and tax figures before any grievance is filed.

Advertising claims

We do not advertise a case-specific predicted dollar savings amount. “No upfront fee” means our fee is contingent: 29% of actual first-year tax savings, owed only if a reduction is achieved — see the fee terms. A SCAR court filing fee, if that step is taken, is separate.
